Most mortgage professionals add reverse mortgages to their product menu. Renee Konstantine built her entire practice around them — and has spent more than 15 years going deeper into HECM strategy than almost anyone in the industry.
As a Certified Reverse Mortgage Professional (CRMP) — a designation held by fewer than 200 mortgage professionals nationwide — Renee has worked with hundreds of clients navigating the single largest financial decision of their retirement years: what to do with the equity in their home.
Her practice is based in San Diego and licensed in California and Washington State through C2 Financial Corporation (NMLS #1360025). She works primarily with homeowners 62 and older, their adult children, and the financial planners and estate attorneys who advise them.

Renee's particular expertise is in HECM line of credit strategy — the buffer asset approach that uses a growing, unused line of credit to protect a portfolio against sequence-of-returns risk during market downturns. She is one of a small number of originators who can have a CFP-level conversation about how home equity fits into a retirement income plan.

Why I built these calculators
The reverse mortgage calculators on this site exist because most people encounter HECM either too late or with too little information to evaluate it honestly. A lender's calculator is designed to close a loan. I built these to help you think.
Every calculator on this site is built from current HUD PLF tables, the 2026 FHA lending limit ($1,249,125), and the same logic I use when I sit down with a client and their financial planner. The estimates are not a substitute for a conversation — but they should give you enough to have a real one.
